Contact our office and an officer will arrange to meet with you at the property to carry out an inspection.
Yes, once any works have been completed and your paperwork is ready, we will visit the property to meet you again and take the keys. We will also carry out a full inventory of the property.
You will receive monthly rent payments for the duration of the lease period. Your lease will start the day that the keys are handed to us provided the necessary documents have all been provided and any works are complete.
Essex Property Leasing will take all reasonable steps to ensure that your property is returned to you in the condition it was taken on in minus “wear and tear”.
In leased properties, tenants are usually homeless families referred to us by the local authority. They have Assured Shorthold Tenancies with us
Essex Property Leasing will put right any damages made by the tenant occupying the property.
We are responsible for the management of the tenants, and will investigate any anti-social behaviour complaints. We will take legal action if necessary including evictions at no cost to you.
We will carry out up to £500 worth of repairs per year. If further repairs are required, you can either arrange for these to be done yourself, or can request for us to complete the works and deduct the costs in instalments from your rental fee.
Your agreement with us will start as soon as the property is deemed ready to let, and payments will then continue whether the property is let or empty.
You do not require a solicitor to be present when you sign the lease. Legal advice is at your own discretion.
the rent can only be paid into the property owner’s bank account. No one else can receive payment.
No. The Landlord can provide us with three months written notice on leased properties.
No. We take the property completely unfurnished, barring floor coverings and net curtains. We do not require any white goods for the kitchen either. If any items are left in the property, this will be at the owners risk, and would not be replaced.
The tenant will be responsible for paying gas, electric, water and council tax. However, any service charges will still be the responsibility of the landlord.
